Lisa Machii Greengrove has extensive experience in a wide range of commercial and residential real estate transactions, including affordable housing and community development acquisitions, construction loans and tax-exempt bond financings, real estate finance, commercial mortgage-backed securities (CMBS) loans/securitizations, acquisitions and dispositions, distressed debt/asset acquisition and financing, loan restructuring, foreclosure, leasing, asset management, loan servicing, corporate restructuring and general corporate transactions. She has represented affordable housing developers, investment banks, institutional lenders, distressed debt and real estate funds, real estate investment trusts (REITs), insurance companies, advisors, developers, loan servicers, high-net-worth individuals, small businesses and start-ups.
Lisa helps borrowers and developers in negotiating and reviewing senior and subordinate construction and permanent loan documents—including tax-exempt bond financing—for diverse projects, including those involving Section 8 housing and low-income housing tax credits. In assisting her clients, she has worked with private lenders, public finance authorities, Freddie Mac and others.
Lisa previously ran her own real estate law practice and served as vice president and in-house counsel of the New York and Los Angeles offices of Bear Stearns & Co., Inc.'s CMBS group, where she structured and closed commercial mortgage loans which were later securitized. She also worked in the real estate department of global law firms in Los Angeles and Tokyo. Her experience in Tokyo involved acting as outside general counsel and special counsel to opportunity funds and investment banks on complex innovative acquisitions, financings and securitizations of distressed debt and real property in Japan and cross-border transactions and international tax and corporate matters in the Americas, Asia and Europe.
Prior to practicing law, Lisa was a member of the state and local tax group at Coopers & Lybrand LLP (now known as PwC), where she advised organizations and high-net-worth individuals on state and local tax controversies, audits, tax compliance and multi-state tax planning issues.
While attending law school, Lisa was a notes and comments editor on the Southwestern Law Review.
Lisa remains significantly involved in her alma mater, The University of Southern California, where she serves on the board of USC Marshall Partners South Bay/Long Beach Region, among others. She previously served as co-chair of the South Bay Conference for Women. She is conversant in Japanese.
