Matthew T. Joe

Matthew T. Joe is an attorney in Holland & Knight's Atlanta office. He focuses his practice on managing commercial real estate transactions involving the acquisition, disposition, construction, development, leasing, financing and management of all classes and types of commercial real estate. He utilizes a practical, business-oriented approach in solving legal problems and structuring real estate transactions with a laser focus on achieving the client's business objectives.

Mr. Joe has extensive experience in managing and closing complex commercial real estate transactions involving national portfolios of real estate assets worth hundreds of millions of dollars. He routinely manages teams of lawyers throughout the firm in conducting title, survey and leasing due diligence for large real estate transactions.

In his real estate practice, Mr. Joe regularly represents financial institutions and borrowers in originating, refinancing, modifying and foreclosing securitized and balance-sheet business and commercial real estate loans. He is experienced in structuring deals in accordance with S&P rating requirements and rendering bankruptcy nonconsolidation opinions. He often serves as local counsel for borrowers and lenders needing Georgia-specific legal advice or opinions.

In addition, Mr. Joe represents landlords and tenants in negotiating office, retail and industrial leases throughout the United States. He negotiates leases on behalf of large institutional landlords, including privately held companies, pension funds, life insurance companies and real estate investment trusts (REITs). He also negotiates large headquarters leases and branch offices for a number of nationally recognized companies.

Mr. Joe has experience representing developers, retailers and others in constructing, redeveloping and rehabilitating retail stores, offices and warehouses. He also has a leasing and development practice for specialized real estate assets, such as telecommunications facilities and data centers, and has assisted governmental clients increase local development and job creation by providing tax and other incentives for developers and companies.
